Cognition Land and Water Limited has been contracted by St William Homes to undertake contamination remediation, gasholder base decommissioning, materials management, earthworks, pile mat construction, drainage/attenuation tank installation, canal wall replacement and associated groundworks to support the proposed redevelopment of the former Bethnal Green Gasworks/Gasholder Site at Marian Place, London. A mixed-use development is proposed at the site comprising five buildings ranging between 6-13 storeys with basements (two of the buildings within refurbished gasholder frames), associated infrastructure and landscaped public open spaces.
The site is located on the southern bank of the Regent’s Canal in Bethnal Green in NE London and was previously used for town gas storage and distribution since the mid-1800s. At the time Cognition commenced works onsite the site was vacant, the gasholders were redundant and had recently been decommissioned, demolished (frames left intact for restoration), and the gasholder bases dewatered and desludged.
Cognition’s scope of works can be summarised as follows:
Services, UXO and vegetation clearance
Demolition and redundant plant removal
Obstruction removal and site turnover
Discovery strategy for previously unidentified contamination
Contamination hotspot removal
Canal wall removal and replacement with new
Gasholder demolition (dumpling)
Attenuation tank and drainage
Soil reuse under DoWCoP
Aggregate production under Quality Protocol
Cut and fill to formation levels
Groundwater treatment and discharge
Piling mat (stabilised soil) construction and piling attendance
Works are progressing well with canal wall replacement, gas holder decommissioning, attenuation tank construction and low level pile mats all complete. Works are continuing at the upper level on soil remediation, cut/fill and construction of high level pile mats. We expect to complete site works (except piling attendance) in autumn 2023.
