Cognition’s scope of works included the demolition of existing outbuildings and extensive glasshouses, clearance of vegetation under an ecological watching brief, and remediation/removal of asbestos, soil contamination and buried structures/obstructions associated with the site’s former uses. We then carried out cut and fill earthworks to create the required development platform, which included ground improvement/ soil stabilisation for road formations, pile mats and development plots.

Processing and reusing site won soils (where suitable for reuse) and improvement through onsite remediation and ground improvement resulted in an overall cut/fill balance and reuse of some 95% of the site won soils within the works, avoiding costly and unsustainable disposal of soils to landfill. All of Cognition’s works were completed under the deployment of our Mobile Plant Permit, a DoWCoP Materials Management Plan, and a site specific Method of Production under the EA Quality Protocol for the production of aggregates.

With the completion of the enabling works, Elivia Homes will now develop out the site, building 74 new homes and bringing this disused and derelict site back into beneficial use for the local community and beyond.
